I live @ my retreat/homestead and while not something like you would find in Idaho, Montanna, Wyoming, Colorado it is ok for its location:cool:

In the past I have given very select folks rally points to show up at if there is ever a situation and I will escort them to my location. Of course this is in a SHTF scenario where we anticipate the telecommunications grid is down so ham radio gear (SIMPLEX) is a must. They show up at a designated location, call on a 2m simplex freq that we monitor, and escort them to the property. Generally within a 5 mile radius of the actual location. Granted the rally point is within a SAFE zone. Just bring your TICKET and yer good! No need to send your friends to the wrong side of the tracks and wait for you in the middle of a turf war:mad:

The reason I bring this up is that something like this can work out for individuals wishing to have an alternate location to bug out to, but the retreat owner wishes to insulate himself from just folks showing up. Doesn't hafta be ham radio (but ham radio has longer ranges than your blister pack GMRS radios) but it should involve a reliable commo source. Of course it should also include a "Trigger" (when you are accepting folks due to a bad situation), Authentication from the rally point (aka code word that has been pre established before TSHTF), and also a Challenge and Password for the face to face meeting.

When an actual 'TEAM' is formed then the members should be able to 'TRUST' one another. The above method is for when you don't just want any riffraff showing up on your doorstep and 'casing' your home (it has happened before).

As for a location, Uwharrie comes to mind, but how many THOUSANDS from Charlotte/Winston Salem/Greensboro/Raleigh probably have the SAME idea:eek:

I knew of some properties once that bordered on Pisgah National Forest (this property was located in Caldwell County Globe, NC) but am unsure of if it is still available since it was 2003.

First of all, you gotta find out who is in, then figure out where they would be willing to bug out too...

Picking a location that is BETWEEN all those who want to participate may not be the BEST option. It is really about location, location, location!!! Between you and I Diesel, would put us near Denver or Charlotte

Probably got lots more to say on the subject, but lets hear what the other interested parties have to say:)

While as a back up plan that is certainly awesome, and the use of simplex ham comm is a great ideas as well, with mandatory use channels, and back up channels for use if failure or congested.

BUT with that being said this was more of a thread to discuss the posibility of an Xcolony owned BOL property for NC and beyond resident who are contributing members.

Bylaws would be put in place, regulated and ENFORCED to prevent abuse, but being that it is a joint property and not someone's homesteads, abuse or overstaying may not be such an issue.

      Let's hear everyone's thoughts

Just some PDF's I searched out on land trusts:

        http://www.warda.net/LTSetup.pdf

One for setting up a mortgage:

        http://www.warda.net/MtgTrSetup.pdf

these appear to be setup for FL

Ehow article on how to set up a land trust:

        http://www.ehow.com/how_2104749_create-land-trust.html

        Wikipedia: http://en.wikipedia.org/wiki/Land_trust

While this is putting the cart WAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAY before the horse, it is just putting all the info on the table so those that are curious have something to go on...

Also if the property is in a nice (nice to me means secluded cabin in the sticks) location may could even set it up like a timeshare, so the folks that participate, get a set amount of time to enjoy said property alone... just a thought...

There are tons of things to figure out and it will take a phenomenal amount of effort to even make such a thing come to pass:eek:

So now I sit quietly watching for replies:cool:

What I'm thinking of is 10-40 acres in the sticks somewhere, we build in some nice tactical roads, put up some tuffshed type a garage barns $1000-$2000 each.

We can have a summit there once or twice a year, teach, learn, practice, and improve the property.

Time share could work as well for familly camping etc

Rules would be to leave it better then the way you found it, etc etc

            Sounds pretty good Diesel.

I agree with what you brought up. Of course 10 acres is not alot if you have 100 folks that are gonna show up on D-day:eek: but 100 acres may be too much if there are only 2 people:cool: Although that don't sound bad!

            I'd like to add:

Maybe some buried CONEX containers (sea land containers) set up as storage living spaces.

Planting of fruit producing trees(orchards), vines (vineyard) and bushes(blueberries, raspberries, blackberries) to provide renewable sources of food.

The construction of den traps to provide sources of meat and later on the construction of a pasture for goats, sheep, cows, horses, etc.

Garden areas cleared for crop production. Depending on the distance, city dwelling members may wish to work the land for crops.

Possibly an apiary (bee hives for honey/crop production)

Depending on the remoteness of the area, it might be wise to invest in a basic internet service to set up wireless IP web cams to monitor the property and provide evidence in case some one crashes the party... Deer cams can also be a less expensive method.

A common area (meeting area, storage area, gardens, etc.) should be one of the first things constructed after the roads, fortification, etc. Then later on, families/members could be assigned an area where they could constuct/place a NEAT cabin or shed for their personal use...

A BIGGIE in my opinion, should be that the property have a water source on it. A year round spring, flowing creek, river, or pond...

Also the retreat should not be located in a flood plain (entirely) or other area that can wipe out the retreat with bad weather.

It would be nice to be located up against a National Forest or other large track of land, but located away from major cities and major roads. It should be defensible. I think that mountainous terrain offers a lot of these advantages instead of, lets say, the coastal plains.

Just some more thoughts/ideas on the subject:eek:

We are pretty much spot on on requirements.

Acreage would be dependant on number of members in the BOL program and what we are all willing to pay in dues.

Orchard is great good for produce with little work, also brings wild life.

Year round RUNNING water is an absolute must for me as well for both water, bathing, washing, and possible energy production.

I'm envisioning a few of those tuff sheds/ mini barns, and maybe a small steel building for equipment and a communal meeting/gathering area.

IP cams are a great idea for sure, with a standarized weekly watch schedule or something. LOVE the hunting cam idea too.

I suppose the number of members allowed would be based on what's needed to fund what we envision.

Also would be great to know what NC region members have access to for FREE related to building supplies and property improvements, all of this goes into planning and funding requirements.

Def would be nice to be backed by national or state lands...i have started looking around we will see what I can find, but again it depends on how many participants we have.

                Great ideas all

I like the sound of paying dues in that I do not have money at this juncture to put into purchasing land. I would be willing to pay dues in both money and elbow grease. Personally I would steer away from anything involving a computer due to GPS issues. It would be my preference that if the place were ever activated because of our worst fears that no computers, cell phones, GPS systems (i.e. TOMTOM) or anything else that could provide a tracking source be allowed. I would suggest also that we use great care in our discussion of this least some official three letter agency label us as a militia.. Call me paranoid:( At any rate I would love to participate on whatever level possible.

Well I totally agree with you beebop. And it's nothing of the sort.

From here on out it's nothing more than a get away, a cabin, or a hunting camp..

re: GPS tracking etc etc.. we really have nothing to hide, and the likely hood of us coming up on someone's radar for them to make an effort to find us would be very slim as well.

re: internet it could be done via cellular modem or satellite net servoice (which is very slow)

Yes both trackable... but there's give and take when you have the ability to monitor your remote property ya know?

                  Discuss on....

                    Diesel, Zombie Axe, Beebopcop,

Like Beebopcop, the idea of paying dues would be better for me too, depending on the dues, of course.

It would definitely be a good idea to not only be selective about the property, but also find out who the neighbors are. One should first investigate them to see if they have criminal records, histories of title disputes, frivolous lawsusits, mental problems, unfriendly associations, etc. After that, get to know them personally and develop a friendly rapport.

Perhaps giving an innocuous name to the place will draw less undesired attention to it too. Unless in a real SHTF situation, we wouldn't want a sign like Farnham's Freehold:

                    :D :D :D :D :D :D :D

Zombie Axe, you have many brilliant suggestions for sources of food and income for the BOL. I would be happy to participate in at least some of them. Due to what happened to Donald Scott, however, having a government-owned land parcel as a neighbor might give government some sinister ideas, as happened during Scott's sad and angering case:

                    In Memoriam
                    http://www.hr95.org/Memorial.html#scott,d

Wherever the X-Colony would be , I would want to be as far from any governmental bodies as possible. Same likewise with distance from interstates and railroads. which can pose hazmat hazards and be a path for the walking undead.

Or do you want to lay low and not meet them, and let them think or know that it's simply a piece of land with nobody on it. Aside from a background, i think you don't interact with them.

So what other input or ideas do you guys have?

It really depends on the neighbors. Sometimes it pays to have them on your side (good neighbors can keep an eye on your place for you) and sometimes it pays to have them know nothing about you.

I help out my neighbors when they need it and even take the ones that keep an eye on my place a jar of honey once a year. They however don't know much personally about me, and I don't bother them or they me. If a common threat shows up in the neighborhood I know they got my six and vice versa.

So I look at it as the less folks know about you the less they will bother you :) I think this would work well in the case of a BOL...

There is another option we have not even discussed... LEASING land. As in "hunt clubs"... It would really depend on the land (Champion Paper Company IIRC has a ton of land they lease to hunters). I do not know how they would feel about structures and such, but deer stands DO get built and elaborate ones as well. When hunters lease a tract of land it can range from 20-1000 acres or more so it is more bang for your buck...

However things can change, like property changing hands, SHTF you don't have a 'right' to the land if you are not paying your lease thus becoming a trespasser/squatter. Also folks usually have ideas to bug out to large tracts of wilderness WTSHTF and 'live off of the land". 100 people chasing after the last deer ain't gonna be fun!!!

The lease option however is a great way to get in some training before TSHTF in a secluded environment...

                          Just another RANDOM though:cool:

Certainly interesting, I know up in the northern kingdom of vermont a large paper sompany does the same thing, and people build snowmobile and hunt shacks, some very elaborate up there on their leased land.

My only issue is putting time and money and making land and structure additions and modifications, that would in theory not be guaranteed longevity might be a waste? Also means a land owner may have the right to inspect and visit our property?

Public lands could serve the same training purpose and be relatively public free if you go during the 'extreme' times. If it ain't raining, we ain't training:D
