  • Western North Carolina Joint BOL / Hunting Lease Poll 1

    Just want to run a couple quick polls to gauge if it makes sense for me to put together a joint use piece of land for camping, recreation, and mostly as a BOL in event of emergency.

    It would be run like a hunting lease with monthly or quarterly payments

    Rules would need to be abided by, or your lease would be terminated

    Few things I need to poll so please participate in the other polls as well if you would TRULY be interested in a land lease in western NC

    NOTE: This particular poll will help to determine how many members would be allowed to lease

    I think $100 a month ($1200 year) is about right; however, it would depend on the actual number of folks who buy in. Thanks for getting this going again.

      $$ depends on # of people, and it also depends on the level of equipment, facilities if any, or land improvements we have to make etc...

      quite a few things to take into consideration

          not much lol doesn't cover half of one of my property notes let alone, any of the headaches, damage, not following the rules or removing timber, not to mention doesnt allow for equipment, improvements or buildings... lol

          I dunno shrug

            Still only 7 replies... odd; based on previous threads there seemed to be a lot of interest in a joint bol- maybe it was the use of the word "serious". Anyways, does not seem to be any momentum for it... 7 votes, amazing.

                At least you would have a plan and destination when you bugged out, unlike so many others that have BoBs from hell, but no where to go... refugees. Oh, here come the Tom Petty lyrics in my head...:D

                  Land Trust, LLC, or S-Corp

                  I am not a realty guy by any means, but I would think that the only way I would enter into something like this would be to setup a land trust, where the principal is a lawyer somewhere that is basically the trustee. My group is basically in a similar situation. We have 5 different families that get it and are preparing accordingly. We have two more family units (three generations of one family) that can see the writing on the wall, but prepare in their minds only in hopes that nothing happens. The property that we have is of course owned solely by the family that is happy to sit back and let us make preparations for them. I am happy to have a place to bugout to, but I wish that that family had a more direct role in the preps. The 5 different family units that get it, have meetings, collect money monthly for group purchases, and take trips to the cabins once a quarter for sure, and other times when necessary. While we do not think that the owner will pull the rug out from under us, it could happen. Some unforseen incident might precipitate the need to sell the property (i.e. death, major sickness, etc.) For that reason we dont leave much stuff in the retreat location. We have a storage unit 6 miles away with all our gear that we need to keep secure. BTW there is no one at the retreat year round so things like toilet paper, and buckets of dry goods are stored at the retreat, but not much else. Financially we all make decent money, but as you are probably painfully aware, the economy is pathetic. We figure that we have about 1-2 years before we as a group could create a land trust. With an LLC or S-Corp, you run the risk of someone getting ticked off and suing the rest of the group for their share, whereas a land trust is owned and managed by the principal and everyone in the trust has a loan to pay. If they get ticked off then they leave and still have a payment to make to the principal. I may be wrong about some these facts as I am not a lawyer at all, but that is the way that I understand it. Makes going in on something like that a much more inportant decision. Personality conflicts that reside now before the SHTF will undoubtedly snowball, but when you add in monetary concerns and legal binding documents on top of it, you better pick your bugout mates with a lot of caution. Not to be nosey, but I am going to be :D, but where abouts in Western NC is your retreat near? I dont want grid coordinates just a region. We are north of 40, west or 77, and east of 321.

                    Are we still looking for land? Little pricey and on the small side, but about as isolated a piece of land as you are going to find in Carolina.

                        I am pretty sure that this is a dead thread. 1600 bucks a month is not bad IF all 11 people would go in. But that is not likly to happen. Hopefully by the end of next summer I wll hve a place in Alabama near most of my relatives. Been looking for a place for 5 or 6 months now and found a few places and the market is so crappy that sellers just go crazy at the chance. One county near my relatives, according to Realtor.com, has not had a house sell in the last SIX MONTHS. That is an ENTIRE county not just a town.

                        But to get back to te W Carolina retreat I do not think there are enough peple now.

                            Just looked at this property using Google Earth....and WOW. Quite remote....Only issue I see is getting there in a grid down/EMP event, and maintaining it. Elevation would dictate small growing season unless you could build some 3-ply hoop greenhouses. Either that or build some raised gardens for crops. Either flaw is quickly glossed over by the absolute security of the place. I would put up with some weather to know I was in a remote location and my family was gonna be safe. Location, Location, Location......

                              2010, wow this is really a necropost. LOL Did anything ever come of this or if not, is anyone interested in bringing it back up? I have been looking at the western part of the state(NC) for land but can see the merits of a group going in and making a large purchase. If anyone is interested or if there is already a group and you might be interested in one more family, I think my family would bring a lot to the table.
