Well!

The seller rejected my offer.

Too bad. I loved that place. He bought the property for around $100K during the last recession. He did a lot of improvements to the place, all work done by himself. He did NOT improve the place for the nearly $400K price tag he is selling it for. I offered him $275K. He didn't even look at it. Refused! Oh well. Wasn't in the cards.

It's ok though. I am working on three other places, not as pristine, but MUCH better deals.

The first is 30 Acres of woods, a really nice converted shop AND a cabin on the land. It's in the woods, but closer to town. $250K! Heck of a deal.

The second is a brand new ranch style house with top of the line interior, marble counter tops, real wood floors, fancy cabinets. Built in 2018. It's on 11 Acres with a creek outside of town. Guy wants $350K or round abouts.

The third is a TOTAL off-grid place on 20 Acres in the MIDDLE of GOD nowhere. LOL! Full solar, SHTF compound!!! LOL!

We will see! The adventure continues! Haha!

Buggy that last place you listed is gorgous. I see on that Zillow listing someone bought in in Sep for $325k and now 6 months later they are asking $390K that is some hecka jump in price.

Any move on any of them? that on on 20ac in middle of no where sounds like could be sweet if you don't want to deal with people.

Round #3!

Well, as I explained in another post, I am looking at 60 acres...Well... This:

"I think I have finally settled into a place. It's 60 acres butted up against 1,724,229 acres of national forest and DNR land! It's an hour and a half away from ANY size "town" and hours and hours from any city!. Nearest human neighbor is 9 miles away. Lake, river, mountain, forest and stream! It's completely off-grid fully powered by hydro, battery bank, back up generator. It's a 4 bedroom 2.5 bath main house, a massive shop and 3 stall mule barn WITH a 1 bedroom ADU that I am going to airbnb hunters and fishermen during season. Wildlife is crazy: Deer, bear, cats, elk! I'm going to put a large greenhouse in and grow hippy veggies then sell to soul-less millennials!"

I'm going to leave out the specific location. Some of you can probably guess by seeing the lay of the land and such. I can tell you that you drive to one of our tiny little mountain logging towns, head north-east for 30 miles to the middle of freaking NOWHERE, then turn another 8 miles or so to the real freaking middle of nowhere.

I drove out there, serious, when I got out of my truck, all I could hear was the wind blowing through the trees and branches creaking.

PERFECT.......

I feel pretty good about things! I've already been pricing mules and learning what it takes to rent them out. It was suggested that I start guiding. I am involved in a few veteran hunt organizations. From what I can tell, it's a lot of work and I'm not sure I have the skills or motivation for that.

I'll throw in a few pictures of the ADU and shop/ban! The ADU is nice. I already have a dozen guys wanting to rent it! LOL! Also a picture of my favorite place on earth! Maybe two! :)
